From the author
I wrote this handbook because the reference I needed when I first joined a Florida co-op board did not exist.
There are general community-association guides. There are attorney treatises. There is the statute itself. What there is not — or was not, until now — is a working reference written for the person who chairs a seven-person board at seven o’clock on a Tuesday, needs to understand what the statute actually requires by the next meeting, and would rather spend that time improving their community than translating legalese.
This handbook is that reference. Twenty-three chapters, organized around the rhythm of a board’s year. Grounded in Florida law. Written to be read, kept close, and consulted. I hope it serves you well.

The Digital Edition is delivered instantly as a watermarked PDF that reads on every device. An EPUB edition arrives shortly and is included free for every digital buyer. A paperback and hardcover will follow in August 2026, once the 2026 Florida legislative session changes are folded in.
The handbook is written specifically for Florida cooperative associations under Chapter 719 and FAC 61B-75 through 61B-79. It is not a general community-association guide repurposed for Florida, and it is not a treatise written for attorneys. It is a working reference for boards and the professionals who serve them.
The digital edition ships with every purchase. A second edition is planned for August 2026 after the 2026 Florida legislative session concludes. Subscribers to the forthcoming Living Handbook will receive continuous in-text updates as Florida law changes.
No. The handbook is general education, not legal advice. Every board should retain Florida counsel for its own matters. The author is admitted in New York and is not admitted in Florida; see the Disclaimer in the front matter for the full statement of scope.
A companion library of fillable PDFs and editable .docx templates for every form the handbook references — meeting notices, election ballots, records-request responses, violation notices, interview checklists, and more. Sold only at lripress.com.
Our forthcoming subscription product — the entire handbook, continuously maintained against Florida law, with search, change-log alerts, bookmarks, and an AI assistant that cites the book directly. Individual, board-seat, and management-company tiers will be available in Phase 2.
Digital editions are refundable within 30 days of purchase, no questions asked. Subscription plans are refundable within 7 days of activation; we will prorate or fully refund as appropriate. See our refund policy for full terms.
Every edition you purchase is yours to keep forever. Future editions are offered at a discounted upgrade price to existing owners, and are included automatically for Living Handbook subscribers.
